租人或出租人造成不合理干扰的活动。　　TheTenantshallnotallowanythingtobedoneontheleasedpropertythatwouldunreasonablydisturbothertenantsortheLandlord.　　8.3在租赁期间，承租人应有义务使该租赁房产保持干净和良好的条件。正常的损耗应指在承租人及其家人的正常和合理使用期间产生的损耗。　　TheTenantshallhavethedutytokeeptheleasedpropertycleanandinagoodconditionforthedurationoftheleaseterm.FairwearandtearshallmeansuchwearinthehouseisexposedtoduringthenormalandreasonableusebyaTenantandTenantsfamily.　　8.4承租人如果发现租赁房产中的供电、煤气或供水设施、电线或管道已证明有危险或可能证明有危险，应毫不迟　　延地书面通知出租人。　　TheTenantshallgivewrittennoticetotheLandlordwithoutdelaywhentheTenantbecomesawareofanyelectrical,gasorwaterinstallation,wiringorpipingontheleasedpropertythatprovestobe,ormayprovetobe,adanger.　　8.5承租人应当补偿出租人因更换或修理被承租人或承租人负责的人损坏或破坏的租赁房产中的任何用物而导致　　出租人的所有直接费用。出租人必须能够提供有关文件和正式发票以要求付款。正常的损耗不应构成任何该损坏或破坏。　　TheTenantshallcompensatetheLandlordforalldirectcostsincurredbytheLandlordinreplacementorrepairofanyitemontheleasedpropertydamagedordestroyedbytheTenantorapersonforwhichtheTenantisresponsible.TheLandlordmustbeabletoprovidedocumentationandofficialinvoicetoclaimpayment.Fairwearandtearshallnotconstituteanysuchdamageordestruction.　　8.6承租人应采取一切合理的预防措施使租赁房产内部免受暴风雨和其他不利的天气的影响，并应在遇有该类天　　气条件的危险时采取适当措施，比如确保所有的外部门窗都已安全锁住或关闭。　　TheTenantshalltakeallreasonableprecautionstoprotecttheinterioroftheleasedpropertyagainst　　damagesfromstormsandotheradverseweatherconditionsandshall,uponthreatofsuchweathercondition,takeappropriateaction,suchas,butnotrestrictedto,toensurethatallexteriordoorsandwindowsaresecurelylockedorclosed.　　8.7承租人应遵守已公布的中国法律和法规，并且不得允许在租赁房产上从事任何非法活动。　　TheTenantshallcomplywiththepublishedChineselawsandregulationsandnotpermitanyunlawfulactivitiesontheleasedproperty.　　第九条、进入租赁房产的权利　　Article9.RighttoEntertheLeasedProperty9.1出租人进入租赁房屋内进行正常必要的维修保养工作，应当提前7天书面通知承租人，经承租人同意后方可进　　入维修场所;若在紧急情况下无法提前通知承租人，且不紧急进入租赁房内进行抢修或抢救将会产生严重后果的，出租人有权在物业管理人员陪同下，立即进入租赁房屋内从事紧急维修、抢救工作。　　UponwrittennoticetheLandlordshallhavetherighttoentertheleasedpropertytoperformnecessary　　maintenancework.Inaneventofemergency,theLandlordshallhavetheimmediaterighttoentertheleasedpropertywithoutanypriornotice.　　9.2租期届满前一(大写：壹)个月之内，在发出通知后，出租人有权让将来可能的新租户参观该租赁房产,但需要　　提前通知承租方的居住人。　　Within1(inwords:one)monthsoftheendoftheleasetermtheLandlordshallhavetherightuponwrittennoticetoshowtheleasedpropertytoprospectivenewtenants.　　第十条、转租权　　Article10.SublettingRights　　经出租人同意，承租人有权以合理事先书面通知出租人全部或部分将租赁房产转租给其关联企业或将本合同概括转让给其关联企业。　　TheLandlordagreesthattheTenantisentitledtoentirelyorpartiallysubleasethePremisesorassignthisContracttoanyofitsAffiliatesubjecttoareasonablyadvancenoticetotheLandlord.　　第十一条、终止　　Article11.Terminate　　11.1租期满11个月之后,承租人在任何时候都可通过提前1(大写：壹)个月书面通知终止本合同。　　After11monthsofthisleasingterm,theTenantmayatanytimeterminatethisContractunderconditionofprovidingonemonthpriorwrittennoticetotheLandlord.　　11.2如果租金的支付自到期之日起迟延30(大写：叁拾)天以上并至少超过出租人发出书面通知后的30(大写：叁拾)　　天，出租人应有权终止本合同。　　Intheeventthatpaymentofrentisdelayedformorethan30(inwords:thirty)daysfromthedatedueandatleast30(inwords:thirty)daysafterwrittennoticefromtheLandlordtotheTenantstatingthedelayisissuedtheLandlordshallhavetherighttoterminatethisContract.　　11.3如果任何一方资不抵债，或者公司进入清算阶段，另一方应有权终止本合同。　　IntheeventthatanyofthepartiesbecomesbankruptorincaseacompanygoesintoliquidationtheotherpartyshallhavetherighttoterminatethisContract.　　第十二条、违约　　Article13.BreachofContract　　12.1由于出租人违约，承租人有权不支付租金，且已支付的当期租金需全额归还。　　TheTenantshallhavetherighttowithholdrentpaymentsforLandlordsbreachofcontract　　12.2由于承租人违约，出租人有权不退还承租方已支付的租金。　　Thelandlordshallhavetherightnottohandbackrentpaymentsfortenantsbreachofcontract.　　12.3如果出租人拖延纠正租赁房产上的瑕疵，则承租人有权自行纠正瑕疵并从租金中扣除所支出的费用，条件是承　　租人有详细的资料和收据证明其扣除额。　　IntheeventthattheLandlordisindelaywithcorrectingdefectsontheleasedpropertytheTenantshallhavetherighttocorrectdefectshimselfanddeductthecostsfromtherentprovidedtheTenantsupportsthedeductionwithdetaileddocumentationandreceipts.　　12.4除了本合同所提到的其他违约，如果本合同的任何一方违反了本合同，受损方应有权就其所受的损失请求赔偿。　　ApartfromotherbreachesofcontractmentionedinthisContract,ifeitherpartytothisContractbreachesthecontract,theinjuredpartyshallhavetherighttobecompensatedfordirectdamagessuffered.12.5在租赁期内，出租人或承租人中的任何一方均有权以提前一个月通知并支付相当于一个月租金　　额的补偿金给对方为条件提前解除本租赁合同。承租人在收到正式发票后30天内支付补偿金给出租人。　　Duringtheleasingterm,anyPartyhastherighttoterminatethecontractwithonemonthpriorwritennoticeunderconditionofpayingequalonemonthrentalascompensationtotheotherside.Thetenantwillonlypaythecompensationtothelandlordwithin30daysafterreceivedtaxinvoicefromthelandlord.　　第十三条、规章 。出租人必须在该规章生效前3(大写：叁)天书面通知承租人。如果该规章制度与本合同有冲突，则以本合同为准。　　TheTenantshallfollowsuchreasonablerulesandregulationsissuedbytheLandlordforthemanagementoftheleasedpropertyandcommonareas.TheLandlordmustinformtheTenantinwritingofsuchregulationsatleast3(inwords:three)daysbeforetheeffectivenessoftheregulations.IntheeventsuchrulesandregulationsareincontradictiontothisContract,thetermsofthisContractshallprevail.　　第十四条、争议解决　　Article14.DisputeResolution由本合同引起的、或由关于本合同的履行引起的任何分歧和争议应由合同双方友好协商解决。如协商不成，依　　据《中华人民共和国合同法》规定，双方约定交由承租方所在地人民法院裁决。　　AnydifferencesordisputesarisingfromthisContractorfromagreementsregardingitsperformanceshallbesettledbyanamicableeffortonthepartofbothpartiestothisContract.Ifnegotiationfails,BothpartiesagreethedisputeshallbesettledbyapplicationofChineselawunderthejurisdictionofthelocalcourtofthetenant.　　第十五条、不可抗力　　Article16.ForceMajeure15.1如果因不可抗力而无法履行本合同项下的义务，出租人和承租人都不应承担责任。不可抗力应指不可预见、超　　出一方合理控制范围的事件，比如，但不限于：自然力、自然灾害、劳工争议、战争或者类似战争的情形、骚乱、破坏活动或者严重的火灾。　　NeithertheLandlordnortheTenantshallbeliableforfailuretomeetcontractualobligationsunderthisContractduetoforcemajeure.ForcemajeureshallmeansuchunforeseeableoccurrencesbeyondthereasonablecontrolofaPartysuchas,butnotrestrictedto:ActsofGod,naturaldisasters,labordisputes,warorwarlikeconditions,riot,sabotageandseriousfire.　　第十六条、其他　　Article16.MiscellaneousClauses16.1修订Amendments　　本合同所有的附件、修订、补充和变更应书面做成，并在双方通过协商达成一致后由双方合法授权的代
