写字楼5A标准评价体系 写字楼5A标准评价体系(WREA) (1)大楼品牌标准:A级 写字楼是一个城市创造文化与财富的特定空间,写字楼的品牌形成,需要产品的差异化特征、商务文化特征、服务经营理念、地域标志性物业和城市历史记忆。从一定意义上说,处于"生产链条最高级"的写字楼的发展脉络,折射出了一个城市的发展历程和特性。因此,成为城市商务区地标性建筑的写字楼,其品牌要与城市有极大的关联性,对城市的未来发展具备重要的价值。 因此,具备较大的区域影响力、能与城市品牌和谐统一的写字楼品牌将获得WREA授予的大楼品牌标准A级。 (2)地理位置标准:A级 只有区位在城市现有或潜在商务区、地 地理位置是投资和购买写字楼的关键要素之一。 段良好、具有较高投资价值的写字楼才能获得地理位置标准A级。 (3)客户层次标准:A级 客户层次指的是入驻写字楼的业主或租户层次。大多数写字楼客户都有择邻而居的心理,因此一个写字楼的客户层次通常是趋同的。同时,客户层次的高低也直接影响了新的业主或租户的投资决策,因为较高的客户层次对他们的公司形象有较好的提升作用。 (4)服务品质标准:A级 服务品质一方面体现在高效的物业管理上,另一方面体现在对入住企业的专业化商务服务上。两者俱佳,WREA将认为其具备服务品质A级标准。 (5)硬件设施标准:A级 主要考核建筑 设计 领导形象设计圆作业设计ao工艺污水处理厂设计附属工程施工组织设计清扫机器人结构设计 和建筑功能的创新。以及其所用的建筑技术、标准层高、标准承重、弱电系统、新风系统,以及电梯、智能等。在上述方面如果有两项以上不能达到优良,则不能获得硬件设施标准A级。 一、楼宇设备自动化系统(BA) 楼宇设备自动化系统,可对全楼的供排水设备、制冷设备、 供电系统和电梯、自动扶 梯进行监视及控制。 以状态监视为主,控制启停为辅。 Ellipticity of elbow pipes with diameters less than or equal to 150 mm must be not greater than 8% diameter of 200 mm or less shall not be greater than 6%.
